Coastal properties, as well as any multi-level building, especially on the coast is subject to special conditions due to salt, wind, corrosion, foul weather, etc....
Florida State Statute 509.2112 and the Florida Administrative Code (FAC) 61C.1.002 requires balconies, decks, and railings to be inspected every three years on most public lodging establishments utilizing the Florida HR 7020 form, which I am able to complete per DBPR regulations and the balcony certification through CCPIA. Exempt properties include college dorms and student living facilities, and housing also for faculty and visitors at educational institutions. Non-profit housing for patients, their families or caregivers, apartments for residents over 62 years of age that are HUD inspected or similar, and facilities licensed by the Agency for Healthcare Administration and the Department of Children and Families are also exempt. As current regulations can change, it's well advised to verify the current laws, building type, and situation to verify if this is a requirement for you.
Commercial real estate is a very large expense to purchase and maintain. Hire me for peace of mind and a thorough report of the current condition of the property in question.
Commercial Property Maintenance
Regular upkeep and routine yearly inspections are essential for your commercial property. Preventive maintenance can help avoid costly breakdowns and being on top of current insurance risk hazards also keeps you ahead of the game. Schedule a yearly maintenance inspection for peace of mind.

I can provide weekly, bi-weekly, or monthly monitoring of your building or farm as a walkthrough to assess any thefts, burglary, storm damages, and much more. A written report with documented photos will be issued to you in the case of any such deficiencies, anomalies, or hazards observed. Law enforcement experience assists visually and mentally as I look for these items.
Construction sites:
I can also provide accurate and timely weekly, bi-weekly, or monthly monitoring for construction projects to assess progress, asset monitoring or recovery, and provide peace of mind that your project is moving along smoothly. Again, law enforcement experience and years in the trades have given me the knowledge to provide this type of service.

Commercial & Private Farm Property Inspections You Can Trust
You can trust me for thorough commercial property inspections. I do everything in my power to leave no stone unturned, treating your property as if it were my own.
I'm no stranger on farms and am perfectly comfortable around horses in both English and Western settings as I have riders of both. I'm often seen ring side, at the cross ties, wash bays, tack room, or just walking the farm.
Farms can be overlooked during construction and remodels, and are especially susceptible to grounding issues and fire, especially in detached structures such as barns and outbuildings. I carefully assess any electrical issues, as well as fencing issues, and general property issues such as potential security problems, which appear to be getting more common unfortunately.
I can also provide aerial footage of perimeter fencing and fencing issues without disturbing animals by utilizing my Autel Alpha drone, which is surprisingly quiet for its large size. Coupled with high tech thermal cameras and a 560x hybrid zoom, this drone is the answer in providing detailed information of the property from a safe distance. It can also be utilized to locate animals and assess storm damages as well as identify insurance hazards that need correction.
I provide clear, detailed reports on your property's current condition and communicate verbally in the same manner. As a certified inspector, I focus on finding issues and giving you an honest, accurate overview.
